Prestige Ferns Residency: Balancing self-sufficiency and grandeur

By Manan Vyas

My idea of a dream home has securely rested in pages of the book “The Fountainhead” by Ayn Rand since as long as I can remember. For the uninitiated, the book is the story of an intransigent young architect and his battle against the societal standards of architecture. While the book paints a vivid picture of all the architectural marvels created by the protagonist, Howard Roark, it is the ‘Monadnock Valley Project’ that has made a permanent imprint of sorts on my conscience.

The project is designed by Roark as a vacation getaway for individuals and is comprised of several houses on the ledges of a hill. Even though the idea itself might be enticing enough, it is its description that succeeds in appealing to all your senses despite just being a work of literature. In the book, Rand compares the structure to music, characterizing the homes in the Monadnock Valley as “variations on a single theme, like a symphony played by an inexhaustible imagination”. What especially drew me in was Roark’s emphasis on the need to secure the privacy of these individual structures, securing them from the hustle and bustle of everyday life. It is this safe distance from the hullabaloo that I have long desired and it was this yearning that has made the Prestige Ferns Residency stand out for me.

The project claims, and rightly so, to be “close to everything you need and yet conveniently tucked away from the hustle”. This would definitely be music to the ears of any resident of the city which has come to be known as the Silicon Valley of India. Achieving this balance, in a densely crowded city like Bangalore is a herculean task and leading real estate developer Prestige Group seems to have carried it out with a certain flair.

Located just off Marathahalli- Sarjapur Road at Bangalore, the residential apartments are sprawled over approximately 25 acres of land, offering 23 Residential Towers and housing 1483 apartments in total. The development consists of 2, 2.5, 3, 3.5 & 4 bedroom sets and is surrounded by lush greens and a beautiful view of the Kasavanahalli lake. Besides, this high-end apartment complex is laden with amenities such as a club house, a gymnasium, basketball court, health services and a swimming pool. It even has a library of its own, thus serving you with everything you need to spend a quiet moment alone or to entertain company.

The interiors add a dash of grandeur to the setting – walls painted with plush color palette and structures furnished with choicest movables throughout the complex. Further, the intricate designing imbibes a potential to make every corner of the apartment a work of art. This has, in fact, been recognized through the Asia Pacific Property Awards, 2014 as well. The amenities as well as the surroundings work together to provide its inhabitants with tranquil space tucked in the middle of urban bustle. Bangalore, as we know, offers a vibrant cosmopolitan living. This does, however, come with its flaws, owing to the over-crowding and the constant commotion. Prestige Ferns Residency here wants you to cut the cake and eat it too, by seamlessly ensuring peace in the middle of thriving urbanization.

The entire set-up, however, does not tread into being troublesome, as the apartments are located at a convenient distance from city landmarks. For instance, the vibrant Koramangala is just 6.3 kms away and the nearest MNC is 3 kms away. Now, all this information might naturally make you skeptical about the expense of taking up a house in the project. The houses, however, start from less than a crore, a feat which seems nothing short of wizardry at a time when everything around you only seems to be getting costlier.

Prestige Ferns Residency could, therefore, be your own Monadnock Valley.
